Roof shingles replacement recommendation

By | October 31, 2016

Builders, in general, mostly use the basic asphalt shingles for newly built homes which is recommended to be replaced between 10-15 years of installation.

In 2008, I purchased a home built in 1997. Due to home alleviation, literally every year, I had to get some repair done on the house roof due to some old shingles getting blown away by high wind – costing me $600+/annually. To come to think about it, the roof was 10+ years old and it was time to replace it before causing any damage to the house.

Planning to replace your roof shingles?

If yes, the first step, especially if you feel you may have water leakage, wind or hail damage, is to contact your home insurance provider to request damage inspection of your roof. It is possible your home insurance policy covers the repair and you are only responsible for paying the deductible.

If your home insurance adjuster determines that there is no damage that will be covered under your insurance policy, the next step is getting at least two estimates of the replacement cost from reputable companies. Make sure to inquire about any available financing offers and promotions, including interest free offers, in case you don’t have enough money to pay the roof replacement cost in full. Depending on the square footage of your roof, average cost for a single family home is around $6,000.

In may case, I got two estimates in which I considered the second estimate. The first estimate I got, I felt it was high and honestly I didn’t feel comfortable with the contractor. The second estimate, I called Roof.net and scheduled an appointment. Ken showed up right on time and gave me an estimate within 30 minutes. He also explained exactly what will be replaced in details, including the cost of any possible damaged roof plywood.

Comparing the estimate I got from him to the first estimate, his estimate was reasonable. I called him two days later to schedule the roof replacement. By the end of the week from scheduling the work, I got my roof replaced. From my personal experience as a homeowner, many contractors usually either don’t perform the job hired for as expected or drag the job for a while, but Ken keeps his word!

I actually recommended him to a next door neighbor who also replaced his roof as well and he is happy with the new roof. If I’m not mistaking, Roof.net serves the DC Metro area but I could be wrong.
